The Estate is seeking a tenant to operate to the highest of standards and in conjunction with the Estate’s traditional Ethos. This opportunity would suit a local Syndicate looking to either take on a new

shoot or increase their sporting area.

The Lease area is defined by the attached plan, but includes:

• Skelder Plantation – a semi natural woodland of mixed hardwoods, with traditional woody

shrubs & understorey.

• Hutton Mulgrave Wood – a commercial block of mainly soft wood compartments.

• Eden House Moor – an area of moorland adjacent to Hutton Mulgrave Wood and currently under restoration management.

• An area of agricultural land to the north, occupied by both the Estate’s in-hand farm and farming tenants.

Land for annual game cover may be available under separate negotiation.

Deer Stalking rights are not included and are let to a third party.

Prospective Tenants should make themselves aware of the Public Rights of Way that affect the shoot area.
