Seasonal Grazing & Conservation Management Opportunities
We’re inviting expressions of interest from graziers looking for well‑managed, environmentally responsible grazing and cutting opportunities across the Estate. Over recent months, we’ve brought together several of our SFI and Countryside Stewardship agreements to create larger, more coherent land parcels — making it easier for good stock keepers to work at a meaningful scale while helping us deliver high‑quality environmental outcomes. These blocks of land include a mix of grassland, moorland fringe and conservation habitats, all managed under low‑input principles. We’re keen to partner with graziers who share our commitment to sustainable land use, excellent husbandry and sympathetic management of the landscape. If you’re interested in tendering for the 2026 season, we’d be delighted to hear from you. Mulgrave Estate are pleased to offer for tender, three lots of land available for grazing from 1st April 2026 until the 31st October 2026.
Lot 1 – Murkside Grazing fields YO22 5AS (W3W ///factually.ruled.hung)
82.28ha (203.31 acres) of moorland, in bye and valley side grassland is available at Murkside between Egton Bridge and Goathland. Access is via gated entrances off the Randymere road or via the track to Murkside. The land provides haylage and/or grazing for sheep and / or cattle for the summer season on this upland hill farm. The boundaries consist of a mixture of drystone walls and fences which are adequately gated to allow controlled movement of livestock.
The SSSI moorland can only accommodate up to 6 sheep due to a Low Livestock number option.
A free water supply to troughs is available where they are installed.
There are a number of agri-environment agreements based around Countryside Stewardship low input measures and SFI soil management on the land.
Lot 2 – Cinder Hill fields (W3W ///handrail.changed.spearing)
40.47ha (100.00 acres) of mixed upland grassland and wood pasture is available on this hill farm area just outside Goathland. Fed by a spring water supply and single roadside trough it is split into 14 separate parcels providing haylage and/or grazing for cattle and /or sheep throughout the summer months. The boundaries consist of a mixture of drystone walls and fences which are adequately gated to allow control of movement of stock. Adjacent to the western boundary is Egton High Moor, the lot is adequately fenced to prevent straying of livestock onto the moor.
Access to the land is via gateways at the junction of the Julian Park Farm crossroads. The woodland in the centre of the lot is included and accessible by livestock.
All of the land is subject to an SFI agreement held by the estate for soil management purposes.
Lot 3 – Eden House and Dunsley Moor fields (W3W ///bead.lower.instance / ///readings.afterglow.traffic)
40.40ha (99.82 acres) of mixed grazing is available on the perimeter of Hutton Mulgrave (Skelder) plantation. Approximately 50ac is made up of lowland heathland. All of the land parcels are adequately fenced with gated access. There is a natural spring on Eden House, a 7000 litre bowser can be made available by prior arrangement with the estate for the other areas.
Access to the land is via the entrance opposite Skelder car park or via Kitter Green Lane.
All of the parcels are subject to a Countryside Stewardship agreement mainly around low input options. There are a number of Scheduled Monuments on the land.
Agreement Conditions
Term
The land will be let from 1st April 2026 to 31st October 2026, unless specially stated in the tender.
Grazing Fee
The fee will be payable in advance and in full by 1st April 2026.
Agric-environment schemes
There are Countryside Stewardship (CS) and Sustainable Farming incentive (SFI) schemes on the land. Licence holders must comply with the relevant agreements.
Fencing and Boundaries
Graziers will be responsible for keeping their stock in the fields. Use of temporary electric fencing may be used as additional to the existing boundaries. Any boundary issues should be reported immediately to the Estate. Any grazier causing damage to fencing or gates will be recharged the repair costs.
Husbandry
Graziers are responsible for any field operations. All chemical and fertiliser applications need strict prior agreement by the Estate.

Persons intending to make an offer are advised to inspect the holding thoroughly and take all relevant factors into account when preparing their offer. All applications should be made on the tender form plus any supporting evidence.
